Accommodation Windsor Limited is a short term lettings service whereby we will provide interested parties with available properties that need to be of a high standard. Upon your instruction we will visit your property and take a sequence of photos of every room and feature of your apartment or house. We will take a detailed description of what you offer and create an optimised webpage linked from our accommodation-windsor property rental website.
As we mainly deal in the short term lettings market, we seek guests that are looking to stay for any period from 1 week to 6 months. Typically these are working executives on extendable contracts that may book an initial two month period and end up staying for 4 or 5. Their stays are never guaranteed though and for this reason we are usually able to charge a slightly higher price than you would pay for a guaranteed six month assured shorthold tenancy agreement.
Similarly we often have families and individuals relocating to Windsor who are looking for a permanent home and need short stay accommodation while they search for suitable property to buy. These stays often get extended as it takes some time to find property and for the sale process to go through.
Families on holiday, visiting Legoland Windsor or sightseeing in London, tourists from abroad and ex-pats returning home all need a place to stay for a short period and if you are able to offer a home from home with all modern conveniences, and an all-in price with utilities included, then we can help match short term bookers to your apartment or property.
We check the credentials of every interested party. We take copies of passports or driving licences for overseas visitors, credit card details to secure deposits against potential damages and we check that companies are bona-fide and have a trading history. We do not expose landlords to the risk of unpaid bookings. All accommodation fees have to be paid in advance and occupiers must sign an agreement (booking form) to book for a duration and to leave the property in a similar condition to how they found it. We take pre-authorisations on credit cards to ensure that renters are genuine and have the funds to pay if something goes wrong, and we ensure that we meet every guest going into a property and that funds have cleared through our bank well before arrival. We invoice guests and companies for their stays and similarly request an invoice for monies repaid to you.
For all types of stays including holiday lets we ask for a non-returnable deposit in advance with the balance payable at least four weeks in advance of arrival. The notice period to cancel a booking is usually four weeks (two weeks for regular corporate accounts) and no refunds are given unless a property is able to be re-let. An admin fee may be payable by the guest or booker to change or cancel a booking without enough notice period.
On short term lets we ask for a minimum notice period of four weeks to cancel or change a booking. We also bill four weekly in advance. We pay our landlords on time and keep them informed of amendments or extensions to bookings.
In all cases we need to have an agreement with you to sublet your property. Our fees are paid by the incoming guest who pays a higher rate than you are asking for your property. We provide additional services to the guests i.e. bedding, towels, local maps, cleaning, laundry, local information, late check-ins, taxi companies, etc. and are a point of contact for any problems. We also can arrange to pay your utility bills for you (chargeable option) and we usually make payments online by BACS transfer. We keep copies of your keys in case of loss or emergency entry requirements or if you are on holiday.
We only deal in quality properties in Windsor & Eton.
In order to maximise the income potential of your property, here are some things you must do:
- have a good clean and tidy up, upgrade and maintain fixtures and fittings
- de-clutter your home (modern and minimalised properties book better)
- take an inventory of all items included in the rent, CREATE FLOORPLANS
- repair, paint, touch-up and fix any problems with plumbing, drainage, electrics etc.
- dress your property to look good – add scatter cushions, make the beds, clean the bathrooms
- make it smell nice – open windows in summer and let in fresh air, tie back curtains
- clean mirrors and windows, hoover and dust and keep it clean for viewings
- appeal to executives – add work space where possible, clean lines and modern furniture
We don’t offer any guarantees to be able to rent your property for any given time, but we will promote your property in the best possible way, online and via internet and occasional magazine advertisements.
