“Windsor Landlords — Partner With Us, Not a Traditional Letting Agent”
“We take on your property under a licence to occupy, not a tenancy — so there’s no assured shorthold tenancy, no Section 21 process, and none of the new Renters’ Rights Act complexity to navigate. In exchange for sharing occupancy risk with us, you typically earn more than a standard let achieves.”
How it works
- We view your property and its current condition and furnishing before agreeing a nightly rate with you.
- We only pay you for nights our guests actually occupy the property — not a fixed rent regardless of occupancy. Because we sell nightly and weekly stays at a premium versus a 12-month tenancy, our rates are typically higher than a standard let would achieve.
- We raise one invoice a month, covering everything booked that month.
- We then mark up the nightly rate to our guests — that markup is what funds everything we do to manage, market and maintain your property. There’s no separate management fee on top.
What we handle for you
- Professional photography and listing creation, on our own site and on agent portals such as Airbnb and Booking.com
- Dynamic pricing, so your property is priced to match demand night by night
- All reservations and guest communication
- Cleaning and laundry during and between every stay — we hold our own stock of linen and towels
- Regular inspections and maintenance reports; issues under £50 are fixed immediately and simply deducted from your monthly invoice, anything larger we contact you about first — we have a network of plumbers, electricians and handymen on call
- Compliance tracking — gas safety certificates, EICRs and other legal requirements — with reminders when renewals are due, and we can arrange, pay and deduct the cost of contractor visits
- A 24-hour emergency callout service for guests
- Viewings, plus all billing and admin
What we ask of you
- A minimum term of 3 months, rolling monthly after that, with 1 month’s notice (and honouring any bookings already taken)
- Exclusivity — we supply all linens, towels, toiletries, bin liners and welcome packs, so we ask to be the only operator using the property during the agreement
- Parking on-site or nearby for our housekeeping team, and ideally for guests too — this affects how bookable the property is
- The property fully furnished and ready to live in, with nothing for a guest to buy — we can help source anything missing, for a fee
- Any garden kept maintained — we can recommend contractors if needed
Who actually stays
Most of our guests book for 1–6 months — corporate relocations, insurance and displacement stays, people having renovation work done at home. We regularly see two-week bookings extend to two years. In short: people staying too long to justify a hotel, but not long enough to want a semi-furnished flat and the cost and hassle of buying their own furniture, bedding and kitchenware. We do list short windows on Airbnb and Booking.com too, but only to fill genuine gaps between longer stays — long stays are our main focus, and where the strongest returns are.
What to expect
We’d need to see your property and its current condition and furnishing before making an offer. Demand has been affected industry-wide by the cost-of-living squeeze and global uncertainty, but even so we’ve held an average occupancy of 80% across our portfolio so far this year (2026). Generally this number is above 85% on average and town centre properties achieve occupancy in the 90-95% range although this is not guaranteed and can depend on a number of factors.
Hands-on or hands-off — your choice
Whether you want to stay closely involved or leave it to us entirely, both work — the arrangement flexes to suit you.
FAQ
Is there a tenancy agreement?
No. Guests occupy under an agreement with us, not a tenancy, so there’s no Section 21 process, no assured shorthold tenancy, and none of the new Renters’ Rights Act obligations that apply to standard lets.
What happens if the property isn’t occupied?
You’re only paid for nights actually booked, so there’s a genuine occupancy risk to weigh up — in exchange, our rates are set higher than you’d typically get from a standard tenancy, and our average occupancy has held at 80% this year in challenging economic times.
How much notice do I need to give, or will I get?
One month, after an initial minimum term of three months, plus honouring any bookings already confirmed.
Do you charge a management fee?
No separate fee — we agree a nightly rate with you, and our margin comes from the markup we add when we sell that night on to a guest.
